While the choice of builder is a very personal decision and there are a number of things that you need to weigh up during the process, there are 5 key factors to consider when looking for your builder.
1. Design
Loving the design of your new home has to be number one on your must-haves. Such a milestone experience deserves a design you love now and into the future. Something that fits all your needs now and as your family grows. Whether it’s three bedrooms and a study (that could be a future fourth bedroom), the roomy alfresco or maybe the kitchen to suit your entertaining lifestyle, creating a design wish list is a good start.
2. Inclusions
Inclusions are items that builders offer as part of the basic price of your house. These inclusions can cover anything from dishwashers, letterboxes, fences, concrete driveways and more. Not all builders offer the same inclusions so ask what’s included, what isn’t included and what makes their particular package better value than other builders – and ask to see them on display! Make sure you’re comparing apples with apples.
3. Timing
Do you have time to wait, or are you working to a timeline? Most builders work to monthly start lists which are also linked to their price lists. When your land is ready to build on (meaning when you will receive your land title) impacts the price and promotions you have access to. Make sure you have this conversation with your builder and you are both clear on the timelines available.
4. Service
First impressions make a big difference. Your building journey can extend for more than half a year so it’s important that you have been impressed by your builder’s customer care from the very first contact. Don’t settle for second best when it comes to this big decision.
